The Board reviewed the proposed "Perry Street Townhomes" Sketch Plan application. The property is approximately 2.77 acres in size and will accommodate 26 townhome units. The development is located on the south side of the South Briggs Street and Perry Street intersection.
The Sketch Plan application includes a gross density of 9.4 dwelling units per acre; the maximum density allowed in the Municipal Code is 16 dwelling units per acre. The applicant proposes a historic architectural style of craftsman to act as a transition from the brick commercial buildings south of the site in Erie Commons to the historic residential character to the north in Old Town. The townhome garages are oriented to alleys with front doors oriented to South Briggs Street or garden courts.
The Perry Street Townhomes Sketch Plan was presented to the Planning Commission during their August 2, 2017 meeting.
A Sketch Plan represents a generalized land use plan and layout for the area proposed to be included within a subdivision. Sketch Plan is required to allow early, informal evaluation of a proposed subdivision before detailed planning and engineering work has been undertaken and before substantial expenses have been incurred by the applicant.
The Board approved a resolution authorizing award of a construction contract for the Erie Parkway and Meller Street Sidewalk Connection Project in the amount of $19,846.00. The Erie Parkway and Meller Street intersection currently has sidewalks on three of the four corners. Adding a sidewalk connection on the southeast corner will complete the intersection and allow for an ADA accessible and safe route to school for children and adults through this area. This intersection is largely used to access the Red Hawk Elementary School located just north of the intersection as well as access to County Line Rd continuing to the east.
